ENERGY AUDIT OF BUILDINGS

JM Klima s.r.o. offers performance of energy audits of buildings, production premises and houses.

The energy audit is often required as an attachment to the applications for subsidy of a project, e.g. for thermal insulation or another manner of reducing energy intensity of a building or for installation of a renewable energy source. It also serves as a document for banks for the assessment of a loan application intended for implementation of energy investment. The energy audit is also recommended in case you plan a building renovation.

Under Section 9 of Act No. 406/2000 Coll. and Decree No. 213/2001 Coll., amended by Decree No. 425/2004 Coll., the energy audit must comprise:

Energy audit

  • evaluation of the current state of the building and of energy management
  • amount of technically feasible energy saving
  • proposals of energy saving measures and justification of the recommended option, including economic evaluation
  • assessment of potential use of renewable sources of energy for the subject of the audit, including economic evaluation
  • final opinion of the energy auditor
     

Information necessary for the energy audit:

Detailed constructional and technical survey – part of the audit delivery

  • Project documentation of the structure, which forms the basis for preparation of the building passport – project of the structure as is, including the composition and description of the condition of structures, filling of apertures, heat and hot water distribution, and technologies
  • in case the documentation is missing partially or entirely, survey of the building and preparation of the documentation of the structure as is

Photodocumentation:

  • photograph of the entire building
  • windows, doors
  • photograph of the boiler room, boiler or another source, expansion tank, pump
  • central heating and hot water distribution, radiator or similar heating body, e.g. storage heater

Heating:

  • how is the building heated
  • what is the source of heat, its output, year of production
  • what is the regulation of the source
  • description of the heating system, radiators, their type, thermostatic valves
  • is the system open or closed (expansion or pressure tank – volume)
  • circulation pump, number and type

Water heating:

  • manner of water heating
  • water tank volume, year of production, if electrical, what is the output
  • hot water distribution pipes – are they insulated?
  • is there a circulation pump
  • distance from the place of heating to the place of consumption

Information required from the client – cooperation necessary

Identification data:

  • client’s identification data, address, company identification no., vat payer
  • owner or operator of the building, company identification no., addresses, land lot no., audit recipient, phone, e-mail address, name of representative
  • invoices for electricity, gas or solid fuel for the past 3 years, in case the invoicing period differs for the calendar year (usually with gas and electricity), we need invoices for 2007, as it contains also part of 2008
  • are there other tenants in the building? if yes, how are the costs charged?

Building:

  • operation – how many days a week, staff, use of the building
  • year of building construction, repairs and their dates
  • what will be renovated
